WHAT SUBSYNC IS

SubSync is contract software for subcontractors.

SubSync is a web application you sign in to. You upload the subcontract a builder has handed you, and SubSync reads it, so you know what you are agreeing to before you sign. Once the job is running, the same contract drives the paperwork that keeps you paid — the notices, the claims, the orders and the records behind them.

Upload a subcontract and get a plain-English commercial review: the terms that matter, each one risk-rated against what the industry actually accepts, and a departure schedule you can take back to the builder.

Contract notices

Say what happened on site and SubSync drafts the notice — extension of time, variation, payment, defects — against your own contract's clauses, and counts the time bar in business days so the deadline is not a guess.

Variations and claims

Quote a variation, follow it from submitted to approved, and build the progress claim off what has actually been approved — so what you claim and what you are owed are the same number.

Connecting your email account is optional

Most supplier invoices arrive by email, and re-typing them is the job nobody wants. So SubSync can connect to an email account you already own — Gmail or Microsoft 365 — with your permission, to find the supplier invoices sent to it and code them against your jobs. You choose whether to connect an account, and you can disconnect it at any time.

SubSync asks only for permission to read that mailbox, and uses it only to find supplier invoices and their attachments. It never sends, deletes or changes email, and nothing it finds is paid, posted to your accounting platform, or acted on until a person in your business approves it.

SubSync's use of information received from Google APIs follows the Google API Services User Data Policy, including the Limited Use requirements. Our Privacy Policy sets out what we do and do not do with mailbox data.

Is SubSync legal advice?
No. SubSync provides commercial benchmarks and risk flags drawn from Australian construction-industry practice. We are not a law firm and our outputs are not legal advice, contract interpretation, or a professional legal opinion. We operate under a Legal Advice Exclusion as part of our insurance cover.
What contracts can I upload?
Any subcontract or head-contract pass-through: AS 4902, AS 4903, AS 2124, bespoke head contracts, and short-form trade agreements. PDFs and Word files, up to 40 MB.
How accurate is the AI?
Every flag cites the exact clause it's drawn from. Reviews are benchmarked against typical Australian commercial positions for construction subcontracts. We recommend treating outputs as a first pass that surfaces risk — not a replacement for your own commercial judgement.
Does it know state-specific Security of Payment legislation?
Yes. SubSync is aware of SOPA in NSW, VIC, QLD, WA, SA, NT, TAS and ACT. Pay-when-paid clauses, for example, are flagged against the void-and-unenforceable provisions in each state's SoP Act.
Will my contracts be used to train AI models?
Never. Your documents are not used for model training and are not shared with third-party model providers in identifiable form.
