What the free review covers
The reviewer reads the whole document — head contract, schedules and annexures — and comes back with three things a subcontractor can act on before signing.
Risk-scored departure schedule
Every clause it inventories gets a row: the clause reference, what it currently says, a risk score from 1 to 10, and the adjustment to put to the builder in writing. Rows are ranked worst first, so the fight worth having sits at the top.
Key commercial terms
Subcontract sum, dates, the builder and its ACN, payment and retention terms, and the order of precedence between the contract documents — read off the contract and set out in one place.
SOP Act flags
Pay-when-paid wording is scored critical, and a subcontract that leaves you no contractual right to suspend for non-payment is flagged as an omission — though the SOP Acts still give you a statutory right to suspend after non-payment, once the required statutory notice is given. Those are the terms that decide whether you get paid when a job turns.
What lands in your inbox
The report arrives as an email you can forward straight to your estimator or your lawyer. It opens with the project details, then a plain-English contract summary, the top three dealbreakers with the clause and the change to ask for, your key risks, a red-flag table of the ten worst clauses badged critical, high or medium, recommended actions, a payment and retention review, and the order of precedence. The full departure schedule is attached as a spreadsheet — every clause reviewed, not just the top ten.
Who it is for
Australian commercial subcontractors — electrical, mechanical, concrete, fitout, demolition — handed an AS 4902, AS 4903, AS 2124 or a builder’s own bespoke subcontract with a day or two to sign. What happens after you upload
Your file goes from the browser straight into private storage, then to the reviewer, which OCRs it, builds an inventory of every clause and works through them one at a time. Most reports land within 15 minutes; a big scanned head contract takes longer. Nothing is sent, served or signed on your behalf — the report is a draft for you to act on.
Your contract stays yours
Uploads are stored in Sydney, Australia (AWS ap-southeast-2) in private storage reached only through short-lived signed links. Your contract is never used to train AI models, and our AI subprocessors are contractually barred from doing so. Ask us to delete it and it is purged within 30 days, except where the law requires us to keep it. The full detail is on our security and trust page.
Common questions
Is the free review actually free?
- Yes — no card, no account and no trial to cancel. We ask for your name, email and the contract because the report is emailed back to you. It is capped at two reviews per email address a day so the queue stays honest; after that, a free SubSync account carries one full Commercial Review of its own — one per company, in total.
What file types can I upload?
- PDF or Word — .pdf, .docx or .doc — up to 40 MB. Scanned contracts are fine: the reviewer runs OCR over them before it reads a word. If your file is over 40 MB it is almost always the drawings; send the subcontract without them.
How long does the review take?
- Most reports land within 15–20 minutes of upload. A long scanned head contract takes longer, because every page is OCRed before the review starts. If an hour passes with nothing, check your junk folder, then email hello@subsync.com.au.
Is my contract confidential?
- Your upload is held in private storage in Sydney, Australia (AWS ap-southeast-2), reached only through short-lived signed links, and it is never used to train AI models — our AI subprocessors are contractually barred from doing so. The report goes to the address you give us. Ask us to delete the contract at any time and it is purged within 30 days, except where the law requires us to keep it.
What is the difference between the free review and a paid SubSync review?
- The free review is a one-off report emailed to you, marked example only and not for commercial use, with no account behind it. A paid Commercial Review runs inside SubSync: the departure schedule on screen instead of in a spreadsheet, revisions that compare the builder's marked-up contract against the position you put to them, and the notices, agreements and purchase orders that follow once the job starts.
